Focus on Jean Nouvel’s two ‘green’ projects

In Marseille and Nice, the architect invents a new city housing at reasonable prices by using vegetal elements in his architecture

Large-scale operation of the contractors Ideom and Amétis, this blue and green urban rocky inlet wants to be a haven of peace in the middle of Marseille’s noise pollution. The great challenge of this residence is to break the urban rules by encouraging the social diversity and the balance between nature and town. Counting on insulation and planted areas, many buildings on individual plots with a total superficies of about 870-sqm assemble student and social housing, to rent or to buy at controlled price level, marketed by Ideom (branch of Amétis) and 500 parking spaces. To reinforce the interest of the program, the buildings have green façades, enabling to fight against this district’s very mineral environment and a great blue wall to protect against road traffic pollution. This huge arc of circle wall with 15 stories hides an oasis of balconies, terraces and window boxes. The planted façades and the inside green spaces will offer a real Mediterranean landscape. A pond is also foreseen. The project, certified BBC (Low Consumption Building), will have an important acoustic and thermal insulation. Delivery forecasted in 2019.

Other emblematic operation of the promoter Ideom, the 81 new apartment project in Nice, in a 17-story tower designed by Jean Nouvel, with the cooperation of Raphaël Renard (Mars Architectes) and the landscape architect Alain Faragou. The challenge was to realize an avant-garde building with reasonably priced apartments in a region where the sqm price is one of the highest in France. In view of the important luminosity of this Southern region, the architect favoured dual-aspect apartments, proposing a natural ventilation enabling light to deeply penetrate. Again, we will find green façades (he appreciates them very much) with planted loggias, real extra rooms to live in. Psychologically, with spaces extending his living room, the occupant has a different visual impression, says Jean Nouvel. And he goes on saying: « the apartments are equipped with a system of exterior passageways. They allow an aerial walk along a vertical garden and offer magnificent views on the Var Valley » However the affordable prices are not established at the expenses of the construction’s quality nor the respect of the environmental rules. Indeed, the residence was built within a sustainable development approach (choice of materials, water treatment, solar panels, etc.) By giving more value to the site’s landscape advantages, by optimizing the envelop’s performance and the energy systems, « these apartments respect an environmental ethical code offering to this district the image of excellence ». Let us note that this project is situated in the Urban Technopole of Nice Meridia, i.e. 26 hectares in the heart of the Eco-Valley of the Var plain, and is part of a group of two buildings, the other one being reserved to housing with moderate rents. Delivery foreseen end of 2018.
